nullThe exclusive gated community of Walden is one of Trabuco Canyon’s best kept secrets. Despite having a Trabuco Canyon mailing address, Walden is not located in the actual canyon area. Rather, its gated entrance is tucked away at the easternmost edge of Rancho Santa Margarita, against the hillside between Rancho Cielo and Robinson Ranch. Walden enjoys the distinction of being a small, private neighborhood community with no thru traffic.

The community consists of 113 distinctive upscale homes were built by Brock Homes in the mid-nineties. The tiered hillside provides most Walden residents with single loaded cul-de-sac streets. The majority of homes have stunning western sunset and city lights views and much of the community also enjoys clear views to the east of Saddleback Mountain.

The Walden community is tranquil in nature. It boasts its own private pond – a nature preserve for birds and wildlife – which is fully stocked with fish. Residents may fish the pond but are required to follow catch and release protocols. It’s a place where nature and wildlife meet and a place to be enjoyed by homeowners within the community. Street names like “Hummingbird,” “Bluejay,” and “Weeping Willow” are reflective of Walden’s natural lifestyle.


Walden is unique in that it is one of the few newer communities that is not subject to Mello Roos. Brock Homes elected to pay off the Mello Roos tax for the entire subdivision when the land was purchased for development. In the early to mid-nineties Mello Roos was newer and there was a considerable amount of debate about whether homes with Mello Roos tax would incur future marketability challenges. By paying the Mello Roos tax prior to sale, Brock was able to dispel any tax-related concerns and appeal to a broader number of homebuyers. As a result homeowners in Walden have a low 1.2% tax base.


While Walden homeowners enjoy the peace and quiet of their tucked-away community, they are in close proximity to Rancho Santa Margarita shopping centers, restaurants, schools and parks. The community falls within the boundaries of the Saddleback Valley Unified School District. Elementary school students attend Robinson Ranch Elementary School; middle school students attend Rancho Santa Margarita Intermediate School; high school students attend Mission Viejo High School.
Walden Homeowners Association dues are approximately $235 per month. Walden resident membership includes use of the community pool and spa, the pond and adjoining picnic area, the tot lot, and walking trails. HOA dues cover street and trail maintenance and maintenance of all common area facilities.

In the past six months there have been three homes sold for a price average of $1,078,300 and average square footage of $321.40. The average number of days on the market for these sales was 35 days. There are currently two active listings in Walden.
