The “Urban Village” of Rancho Santa Margarita is comprised of several distinct areas, however, the way these areas are categorized in the local MLS can be confusing to both consumers and real estate agents alike. This is due in part to the natural topography of the land but also because the City of Rancho Santa Margarita has incorporated some areas that were previously unincorporated. Additionally, some builder tract codes within the MLS system itself have changed. All of this contributes to discrepancies in listings, making it essential for buyers and sellers to work with real estate agents who are familiar with the Rancho Santa Margarita area, and who know its neighborhoods.
