


The community, built by William Lyon between 2000 and 2001, is located off Avenida de Las Banderas at Santa Nella, between Arroyo Vista and Empresa. The homes are conveniently located within walking distance of Arroyo Vista School, and the Arroyo Vista Park and Community Pool. Lyon Monterrey is a family-friendly community and children of all ages can be seen playing throughout the neighborhood.

Lyon Monterrey has private association dues of approximately $91.00 per month and master association dues of approximately $46.00 per month. Master Association membership includes use of all Rancho Santa Margarita SAMLARC facilities including community pools, parks, tennis, and the Beach Club.

SoCal MLS shows that there are currently five active listings in Lyon Monterrey with an average list price of $890,938 and average square footage of 3086. Five homes have closed escrow since the first of the year for an average sales price of $913,980 and at an average of 123 days on the market. There is one property currently in escrow.

One thing to note about this development is that the price per square foot for these homes is considerably lower than other comparable same-sized homes, both in Rancho Santa Margarita and in other surrounding communities. Additionally, while this community does provide cul-de-sac street locations, most homes are not considered to be view lots.

Lyon Monterrey falls within the boundaries of the Capistrano Unified School District. Grade school students attend Arroyo Vista School; some middle school students attend Arroyo Vista and some attend Las Flores Middle School; high school students attend Tesoro High School in nearby Las Flores.

Kelly, I found the info on Walden and Lyon homes especially informative. I am looking for a home and had no idea the Lyons homes were even there. The price per square foot sounds good, I’m going to check them out. Thanks, Brian
