If you’ve purchased your Orange County home in the past few years, please contact me. It is likely that your Assessed Property Value is higher than your home’s current value.

Your property taxes were determined by a formula tied to the purchase price of your home. If your home has decreased in value, since the time of your purchase, it is likely that your assessed value is currently higher than the current market value of your home.

There are no provisions for an automatic reduction in your property taxes - IT IS UP TO YOU to file a request for reassessment.

There are many opportunistic companies that charge fees to file reassessment requests on your behalf. A better idea is to ask your local Realtor® to provide you with the appropriate form and neighborhood comps.

I provide a free service to my clients and those referred to me by previous clients. DON’T SPEND MONEY WHEN I CAN PROVIDE THIS SERVICE FOR FREE!

Remember that there are strict timelines that need to be met in order for the County of Orange to consider your request. The original due date was March 31st, but the County has extended the date to April 30th. Your request to the County MUST be submitted prior to that date.

The reassessment applies to 2008/2009 property taxes and should be reflected on the Property
Value Notice that you should receive in June or July. LOOK AT THIS NOTICE WHEN YOU RECEIVE IT. If you disagree with the value on this notice, you have the right to file an appeal between July 2 and September 15th.

If you own a home in Rancho Santa Margarita or the surrounding area, and would like some assistance in completing a reassessment application, please send me an email or call me at (949) 903-0030.

Disclaimer: I am not an attorney and the above is not to be taken as legal advice. Requests for reassessment are reviewed by the County and are subject to approval by the County.
