In any type of housing market it is import to consider the activity in one’s immediate neighborhood. In a slow or down market both buyers and sellers are wise to capitalize on every scrap of information that they can use to their advantage in negotiating the best deal.
The chart below shows SoCal MLS home sales statistics broken up by the MLS areas in Rancho Santa Margarita. I will be doing subsequent posts and graphs for neighborhoods within each of these areas in the near future.
It is important to note that in 2002 and for a portion of 2003, Robinson Ranch was included in the Trabuco Canyon area. You will note that 2002 shows no Robinson Ranch sales and in 2003 there are few. Data as of 2004 should be specific to Robinson Ranch and Trabuco Canyon respectively.
