Highest Priced Sale – and the winner is…
28 Indian Pipe in Dove Canyon holds the record for the highest MLS-reported sales price in RSM this year. The property, which originally listed for $1,699,000 sold for $1,500,000 on 8/30/07. SoCal MLS records show that the property was on the market for a mere 44 days. County of Orange records show that the property was originally purchased in July of 1990 for $700,000.
Lowest Priced Sale – for the moment…
27 Leonado in RSM holds the lowest-price home sale for the 2007 year at a mere $235,000 for it’s 583 square feet. The property, listed for sale at $250,000, was on the market for 94 days. The seller purchased the property from the builder in August of 1989 for $93,500. The property’s new owner won’t retain the coveted title of “Purchaser of the Lowest-Priced Home in Rancho Santa Margarita” for long though. There are currently eight condo listings priced under $235,000. Of these eight, two are REO’s and one is a Short Sale. It’s just a matter of time before the Banks decide that they need to offload some debt. The competition to sell is getting tough. Give it one more month and I’m sure you’ll see the crown passed.
